If you've been anywhere near Jeffery Street in Boca Teeca this year, you've watched it go up on the old Ocean Breeze golf course. Boca Paddle by CityPickle opens this November with 25 courts, 19 for pickleball and 6 for padel, and most of them are indoor or under cover. The first round of memberships sold out before a single ball was hit, and the second drop is live right now.

The good news if you're not ready to commit: you don't have to join to play, and you don't need any pass at all to eat there. Here's what's inside, what it costs, and the smartest ways in.

What It's Actually Like Inside

Start with the courts. There are 14 indoor pickleball courts, 2 indoor padel courts, 4 covered padel courts and a covered stadium pickleball court built for tournament seating, so 21 of the 25 stay playable when an afternoon storm rolls through. The other 4 are open-air outdoor pickleball courts, which are also the cheapest to book, so they're worth grabbing on a clear morning.

The courts are built for serious play, with pro cushion surfaces, professional lighting and sound dampening, and they run PodPlay for scoring and replays. Translation: you can finally rewatch the point you swear was in.

Off the court, it feels more like a club than a rec center. There are saunas and cold plunges, a warm-up and recovery zone, locker rooms with showers, a pro shop, and a co-working space with phone booths for anyone sneaking in a call between games.

You don't have to be good to fit in, either. The lineup runs from beginner programs and leveled open play up to leagues, tournaments and private lessons, and member open play costs $10 to $12.50 an hour for pickleball, so a regular game with friends doesn't have to mean renting a whole court every time.

The restaurant and full bar are presented by Farmer's Table, Boca's farm-to-table favorite, with fresh food and a strong lineup of non-alcoholic drinks next to the full bar. The actual menu isn't published yet, so we'll share dishes once it drops. It's also the home club of the Palm Beach Royals, the Major League Pickleball team, which means pro matches and exhibitions on site through the season.

The Insider Move

You don't need a membership to play. A day pass is $35 for Boca Raton residents (bring proof of residence) and $40 for everyone else, and it lets you book pickleball and padel courts at member rates. The catch is timing: day pass holders can only book 24 hours out, while members get a 10 to 14 day window, so set a reminder for the day before you want to play.

Curious about padel but not sure you'll like it? Intro clinics are open to non-members at the same price members pay, $40 for pickleball and $50 for padel. And if you know a member, you can come as their free guest once every 60 days.

Only hungry? The restaurant and bar are open to walk-ins with no pass needed, so it works as a lunch spot even if you never pick up a paddle.

Thinking about joining? There's no initiation fee. Standard memberships are $149 a month, and Plus is $299 a month with 12 open play passes and 2 guest passes included. Court time isn't included in any tier (it's pay-to-play at member rates), and paying annually gets you a month free.

The demand is real. The club's first membership pre-sale sold out, and the Greater Boca Raton Beach and Park District's September announcement said only a limited number of memberships are available this year. Over in the Ask Boca Facebook group, neighbors keep asking the same thing we are: when exactly does it open? The honest answer is November. The club and the District have both named the month, but not the day.
